Is there a limit to how much a landlord can collect in deposits from a residential tenant?  Is there a deadline for return of security deposits?  Arizona law limits the types and amounts of permissible security deposits collected from tenants.  Arizona law gives a residential landlord a deadline for returning deposits.  This Short Course tells you what types of deposits and fees you can use and explains the law on what you can and can't do with deposits after termination of a tenancy.  The Short Course comes with a notice of return of security deposit form to use when you owe your tenants money and form to use when your tenant caused damages in excess of the deposit and the tenant owes you money.

    We have had a tenant that has been problematic. We tried to work with her- late rent payments, asking for repairs, refusal to grant access, etc. So we opted not to renew her lease. She is not happy, left the place a mess- holes in the walls chunks out of the molding, pet urine on the floor, clogged drains, and absolutely filthy (she never changed the air filters).
    She thinks she is entitled to her full deposit ($1100) back. So the short course reinforced what I thought to be true and gave me a guideline on how to prepare the documentation to go along with the $2xx.xx SD return. Thank you so much!
